Vilnius had 5.1 hours of sunshine in the whole of January 2023, a record low; Lithuania as a whole saw 35% of its usual January sun. Riga’s December 2023 gave about 6 hours, where more than twenty is normal, and on the shortest day the Riga daylight lasts 6 h 43 min. Nobody chooses these months. Many people simply learn to wait them out.

At home the market is small and it moves. Estonian home prices rose 11.9% in the year to the first quarter of 2026 (Statistics Estonia), and Lithuania’s annual inflation in August 2026 was 5.6%, the second highest in the EU (Eurostat). A second property outside the home market is one way a family can hold part of its savings in something it can visit.

Phuket lies at 8 degrees north, so the day stays close to twelve hours in every month of the year. There is no nonstop flight from the Baltic capitals, and we say so plainly: one change in Helsinki or Istanbul, a long day of travel, and then weeks of light. The board shows typical times.

The entry is lower than most people expect: condominiums from $99,000 in The Title, Arise and Ozone, owned freehold within the building’s foreign quota. This page is written for working people — a family that comes for the school holidays, a professional who works from the island for a few weeks, a business owner who wants a base in the sun.

**One change from the Baltic:** Riga via Helsinki about 15 h 50, Riga via Istanbul about 17 h 20, Vilnius via Istanbul about 16 h 30, Warsaw via Istanbul about 15 h 40, Helsinki, nonstop (Finnair) about 11 h 25. ## Light in winter, rules in writing

A day of the same length all year, a title you can register in your own name, and a catalogue in which every price is published.

- **One change, and no pretending otherwise.** There is no nonstop flight from Riga, Vilnius or Tallinn. Finnair flies from Helsinki to Phuket nonstop in about 11 h 25; the other common route changes in Istanbul. From Riga, plan on 15 h 50 via Helsinki or 17 h 20 via Istanbul — one long day, then the island.
- **Every price on the table.** The catalogue counts 380+ projects and 19,000+ properties on sale, and 290+ of the projects are on Phuket. The price is published for each one, and the lineup on this page starts at $99,000.
- **Close to twelve hours of day, all year.** Phuket lies at 8 degrees north, so the length of the day hardly changes through the year. For children there are British International School Phuket, HeadStart, UWC Thailand and QSI; for medical care, Bangkok Hospital Phuket, accredited by JCI since 2009.
- **An EU passport and 30 days without a visa.** Since 15 September 2026 holders of EU passports may stay 30 days without a visa for tourism, with one extension. For a whole winter there is the Destination Thailand Visa (DTV), applied for at the Thai mission that covers your country. Property does not grant residence, and visa rules change.
- **A condominium in your name, freehold.** A condominium unit can be owned freehold by a foreigner within the building’s 49% foreign quota, registered at the Land Office (Thailand’s land registry). Villas and land follow other rules: a lease registered for 30 years with renewal by contract, or a Thai company. Proposals to widen foreigners’ rights are not law, and nothing on this page depends on them.
- **Kept in order while you are at home.** Each building has a management office for the common areas. For the months you are at home we arrange the keys, the cleaning and, if you wish, a rental manager. Rental income depends on occupancy; it is guaranteed only where the contract says so.

## From the first call to the keys

1. **Twenty minutes by video.** Your goal, your budget and the number of weeks you would spend on the island.
2. **A shortlist, in writing.** Units, prices in dollars and euros, payment terms and costs on top of the price, for the projects that fit.
3. **See it, or reserve from home.** Fly in for a viewing day, or reserve from home and view on your first visit.
4. **Contract, title, care.** A lawyer reads the contract, the title is registered at the Land Office, and we help arrange the keys, cleaning and rentals for the months you are away.

## Questions we hear from Riga, Vilnius and Tallinn

### Can a resident of Latvia, Lithuania or Estonia buy a Phuket apartment in their own name?

Yes. A foreigner can own a condominium unit freehold, in their own name, within the building’s 49% foreign quota; the title is registered at the Land Office.

The building matters more than the passport: before any deposit we check how much of the quota is already used.

### What does the 49% foreign quota mean?

In a condominium, foreigners may hold freehold title to no more than 49% of the total saleable area. Thai buyers and companies hold the rest. When the quota is full, a registered lease is the usual alternative.

We confirm the quota position of the building in writing before you reserve.

### How many days can I stay in Thailand on an EU passport?

Since 15 September 2026 holders of EU passports may stay 30 days without a visa, for tourism, with one extension. The number of visa-free entries in a calendar year is limited.

The rules changed this autumn and can change again; check the Thai mission’s page before you fly.

### Which visa covers a whole winter?

The Destination Thailand Visa (DTV) is meant for remote workers and other long-stay applicants: five years, up to 180 days per entry, with proof of funds (THB 500,000 at the time of writing) and a criminal-record certificate.

You apply at the Thai mission that covers your country — Latvia is covered from Stockholm and Estonia from Helsinki; for Lithuania, confirm the mission on the Thai foreign ministry’s page. Check the mission’s page before you apply. Owning a condominium does not by itself give residence.

### How do I get there from Riga, Vilnius or Tallinn, and how long does it take?

There is no nonstop flight. From Riga plan on about 15 h 50 via Helsinki or 17 h 20 via Istanbul; from Vilnius about 16 h 30 via Istanbul. Finnair flies nonstop from Helsinki to Phuket in about 11 h 25, which is the usual route from Tallinn.

Gulf hubs such as Doha and Dubai are another option; confirm that those flights are operating before you plan around them. These are typical times: check the timetable of every leg. Phuket is four to five hours ahead of the Baltic states.

### How is the money transferred, and what is the FET form?

The payment goes in foreign currency (euro or US dollar) from your own bank account to the developer’s account in Thailand. The receiving Thai bank issues a Foreign Exchange Transaction form (FET) that confirms the funds came from abroad; the Land Office asks for it when a freehold condominium is registered.

For a unit under construction, payments follow the building stages. Ask us before you send the first transfer: a service that cannot issue the FET is the usual mistake.

### Do I declare Thai property at home, and is there tax?

It depends on your country and your own situation, so ask a tax adviser at home before you sign. For example, Latvian tax residents are taxed on worldwide income and the State Revenue Service (VID) publishes a guide; Estonia and Lithuania have their own rules.

In Thailand the yearly property tax is the Land and Building Tax, and a person who spends 180 days or more in a year in the country can become a Thai tax resident. We give the figures per project in writing; we do not give tax advice.

### How low does the entry price go?

The lineup on this page starts at $99,000 (≈ €88.3K), for the lowest-priced unit in Arise Vibe in Bang Tao; The Title and Ozone follow, in Bang Tao, Nai Yang and Rawai. The price of each unit depends on size, floor, view and completion date.

On top of the price: registration fees and taxes, a furniture package where it is not included, the common-area fees and the sinking fund. We set them out for each unit in writing.

### What about doctors and schools on the island?

Bangkok Hospital Phuket has been accredited by JCI since 2009. The international schools include British International School Phuket, HeadStart, UWC Thailand and QSI; curricula and fees differ.

### What happens if I resell, or leave the home to my children?

A freehold unit can be sold on the open market. The sale is registered at the Land Office like the purchase, and a foreign buyer needs room in the building’s 49% quota.

Inheritance depends on Thai law and on the law of your country. We recommend a lawyer who prepares a Thai will, and we can introduce one; this is not legal advice.
